Don't get me wrong, I've made a ton of dough doing traditional short sales.
In fact, there are more short sale deals out there than any other type. After all, the foreclosure epidemic in this country is certainly not slowing down. If anything, it is just getting started.
But as any experienced investor will tell you, short sales can be challenging. More accurately… short sales can flat out suck!
And if that's not bad enough, after going through all the pain and hassle of putting together a traditional short sale many of them completely fall through! This not only stinks for you, but is also horrible for the poor homeowner who was counting on you to save their house.
I knew there had to be a better way to do it. After all, if traditional short sales were the answer, then why were 6000 properties still going into foreclosure every single day?!?
Then it hit me. A lightbulb when off in my head, the clouds parted and I swear little cartoon blue birds appeared out of nowhere.
Why was I working so hard to do short sales the old fashioned way? I was constantly having to fight with the banks, compete against a million other realtors and investors and I was still having deals fall through.
Why not instead go after the bajillion properties where the short sales were already going south? Instead of doing all the dirty work, why not just work the deal backwards, save the day and make even more profit?
And so the Reverse Short Sale was born.
First thing I did was look in the property listings. Within minutes I found a deal that was marked as Short Sale pending that had already had a foreclosure date set. So I just picked up the phone and called the real estate agent.
It turns out they already had a buyer lined up, but they just weren't able to get the short sale accepted. This is a very common scenario in today's market.
Since the deal was already going to auction I thought to myself “why not just go to the foreclosure auction, secure the property (with somebody else's money) and then sell it to the buyer?”
And that's just what I did.
6 days later I picked up a check for $23,707.51. Not bad considering I didn't have any of my own money and I didn't have to find a buyer. Even more importantly, everyone involved in the deal LOVED me.
